Warren County Real Estate Market Report – October 2018

Here is a quick summary of some of the numbers for Warren County in the world of real estate for October 2018 as reported in this video.

As you can see, list price and average sold prices are up from last year. This is good news for those of you listing this year. Although new listings are up just by 8 units in October, the number of active listings is down. The average days on market was not available this month, but for September it was approximately 70 days. An important number to add to this report is the average sold price compared to the original list price ratio.

There was only a change of -1.68%. Sold Dollar Volume UP 2% Average Sold Price UP 12% | 270K (Oct 2018) vs 239K (Oct 2017) Median Sold Price UP 9% Units Sold DOWN 9% Average List Price for Sold UP 11% | 275K (Oct 2018) vs 247K (Oct 2017) Active Listings DOWN 10% | 254 (Oct 2018) vs 283 (Oct 2017) New Listings UP 10% | 88 (Oct 2018) vs 80 (Oct 2017) *If you would like a copy of this report emailed to you, please just send your request to Jennifer@nexthomerealtyselect.com.

Luke’s Furry Friends: Meet John Wayne

Meet John Wayne, a three year old Blue Heeler who has been chosen for our November Warren County sponsored Pet of the Month. JW is good with cats, house trained, LOVES car rides, has lots of energy, and is always ready for an adventure. An active family with older children would be a perfect home where John Wayne could thrive!

John Wayne is current on all of his shots and will need to be neutered. Both neuter and adoption fee are sponsored this month for our friend. Stop out and take some time to visit with JW. You never know, he might be a perfect fit for you or your family!

Warren County MORE Program student Hayley Ring produced this Halloween thriller during her videography/photography class. Inspired all on her own!

The MORE Program provides afternoon care to middle school students in Warren County.  We provide healthy snacks, reinforce skills required for academic success, and provide hands-on enrichment activities that teach important lessons about future employment, health, and wellness.  We provide all of this at no cost to parents, thanks to state and federal grants, the Warren Coalition, and Warren County Public Schools.

October is anti-bullying month

October is anti-bullying month. Bullying can take place anywhere at any time to anyone. We are all different and sometimes these differences create a target for teasing or exclusion. Please consider taking action to help prevent bullying! Here are a few ideas how we can help our friends and neighbors:

  • Be kind.
  • No one eats alone during lunch. Offer to sit with someone who might be all alone.
  • For kids at school, tell an adult. Don’t be bullied into silence.
  • Make friends with someone you don’t know.

Masquerade Ball with a twist fundraiser to benefit the Thermal Shelter of Front Royal, VA

Last year, with the help of a lot of dedicated community members, the Thermal Shelter of Front Royal, VA was available for 5 weeks serving 15 local people in need. Every night doors would open in time for a welcoming dinner and fellowship. Beds were made up and ready for a warm night’s rest for those seeking respite from the cold. Breakfast was available in the morning along with bagged snacks as participants packed up to head out for the day. Trained night shift managers were onsite overnight to help as needed.

Saturday, October 27, 2018 at 7 PM – 10 PM

Efforts are ramping up for another successful thermal shelter year and community help is so much appreciated. How about a Masquerade Ball with a twist??  Join the fun and help support our local thermal shelter! Visit this Facebook event link for details.
