Remodeling? Here Are the Features That Actually Add Value to Your Home
Not all home improvements are created equal—some boost your home’s value and appeal to buyers, while others may barely pay off. If you’re planning to remodel or upgrade your home, focus on the features that give you the biggest return. According to Remodeling magazine’s 2023 Cost vs. Value report, outdoor projects offer some of the best bang for your buck.
Here’s where to focus your time—and money—when remodeling:
- Exterior Updates Pay Off
Replacing siding, entry doors, or garage doors can significantly improve your home’s curb appeal and resale value. These visible changes not only freshen up your home’s look but also increase perceived maintenance quality—something buyers notice right away.
- Energy-Efficient Upgrades
One of the best returns on investment? Going green. Installing an electric heat pump instead of an oil or gas HVAC system is a smart upgrade. Heat pumps are more energy-efficient and can lower monthly bills. Likewise, Energy Star–rated windows can cut your heating and cooling costs by up to 12 percent. And don’t forget—tax credits are available for many of these improvements, adding even more value to your investment.
- A Dedicated Laundry Room
Buyers love functionality. In fact, 86 percent of buyers want a dedicated laundry room, according to research cited by Kiplinger. Whether you’re adding a new one or upgrading an existing space, the cost to install ranges from $1,300 to $15,000, depending on materials and layout. A small utility room may not seem glamorous, but it’s a top priority for many home shoppers.
- Outdoor Living Spaces
Backyards matter more than ever. A well-designed patio is one of the most requested features in today’s real estate market, with 86 percent of buyers saying they want one. Additions like pavers, outdoor kitchens, or built-in seating can boost both enjoyment and resale potential.
- Exterior Lighting
Professional outdoor lighting adds style, visibility, and a sense of security. From landscape uplighting to motion-sensor fixtures, lighting is both decorative and functional. Installation costs typically range between $2,000 and $6,000, and 82 percent of buyers list it as a desirable feature.
- Garage Storage
Don’t underestimate the garage. Installing garage storage systems, including pegboards, tool walls, cabinets, and outlets, turns the space into a high-function “bonus room.” 81 percent of buyers say garage storage is a feature they want. It’s also a less expensive upgrade that makes your home feel bigger without building an addition.
Whether you’re planning to sell soon or stay for years, smart upgrades can increase comfort now and pay off later. Focus on energy efficiency, outdoor appeal, and functional spaces—because value isn’t just about price; it’s about livability.
