Special Commissioners Sale Saturday, October 5, 2019: Two adjoining tracts 42 & 41 acres

TWO ADJOINING TRACTS CONTAINING 42 & 41 ACRES
ESTEPPE ROAD, WARREN COUNTY, VA
TAX MAP #S 19-49 & 19-73

By Order of the Circuit Court of Warren County, Virginia in Case No. CL17001162-00, the hereafter named Special Commissioners will offer two unimproved tracts of land situate in Warren County Virginia for sale at public auction to be held on the property at 11:00 AM, October 5th, 2019.

The tracts are shown as LOT 4 CONTAINING 42 ACRES and LOT 5 CONTAINING 41 ACRES, J.J. DERFLINGER DIVISION, by survey recorded in Deed Book 23 at Page 363 in the land records of the Circuit Court of Warren County, Virginia. Both tracts will be offered for sale first separately and then together to determine the successful bids.

The property will be sold AS IS, in gross and not by the acre, with no warranty as to acreage or condition. Title will be conveyed by the hereafter named Special Commissioners with Special Warranty of Title pursuant to the Order of the Circuit Court of Warren County, Virginia. The recorded survey and a current report of title examination will be available for review prior to the auction.

A bidder’s deposit of FIVE THOUSAND DOLLARS ($5,000.00) CASH OR BANK CHECK, payable to Alfred L. White, Jr., Esquire shall be required from each successful bidder before the bid is accepted. The successful bids must be approved by the Circuit Court of Warren County, Virginia before settlement. If not approved the deposit will be refunded in full. If approved the successful bidder will have thirty (30) days from the date of Court approval to settle, subject to the right of the Special Commissioners to grant for good cause an extension of the settlement date. Failure to proceed to settlement will result in the forfeiture of the deposit to the Special Commissioners.

The costs of sale, pro rata real estate taxes, Grantors tax and Deed preparation shall be paid by the Special Commissioners from the sale proceeds. All other costs of settlement shall be paid by the Purchaser.

EDA: Invitation to bid; roof replacement

ROOF REPLACEMENT PROJECT
1325 Progress Drive, Front Royal, VA 22630

Sealed bids marked “1325 Progress Drive” will be received in the Front Royal/Warren County Economic Development Authority, 400 D Kendrick Lane, Front Royal, Virginia 22630, through 2:00 pm on Friday, October 11, 2019. The work generally consists of the removal of the existing gutters and coping, and installation of new single ply roofing with flute filler and cover board, the reinstallation of existing gutters and new coping, flashing and gravel stop. The alternate bid shall include the single ply installed using mechanically fasten induction weld in place of fully adhered.

A non-mandatory pre-bid conference will be held on Tuesday, September 24, 2019 at 10:00 a.m. at the project site, 1325 Progress Drive Front Royal, Virginia 22630.

Specifications and plans for the project may be obtained at the Front Royal/Warren County Economic Development Authority, 400 D Kendrick Lane, Front Royal, Virginia 22630, during business hours (Monday – Friday, 9:00 am – 5:00 pm).
