The fantastic seller’s market continues in Warren County, and the figures posted this month regarding July’s performance indicate that the trend should continue as we approach the fall. July boasted a 31% increase over July 2016 in new contingent contracts ratified, and in early August there were a total of 124 pending home sales on the books (up nearly 20% from this time last year). Of the 65 closings in July, 37 went under contract in less than 30 days on the market (with 17 ratified contracts in less than 10 days). The average days on the market for Warren Co. sold properties in July was 69 days, a 21% improvement from last year. Warren also saw an increase of 22% in total sold dollar volume compared to this time last year with nearly 16.5 million sold this July. .
July activity included a 10% increase in new listings taken, which is encouraging news for buyers facing bidding wars on competitively priced properties. The listing inventory shortage in Warren continues this month, however, with approximately 20% less homes are on the market than this time last year.
