Navigating Home Financing: When You Haven’t Sold Your Current House

Moving for work or finding your dream home before selling your current one puts many homeowners in a tricky financial spot. You might end up juggling two mortgages or needing the proceeds from your current home to fund the next. Here’s how you can bridge the gap:
Bridge Loans: A bridge or swing loan could be your temporary solution. This type of loan considers your credit history and debt-to-income ratio, much like a conventional mortgage, but is short-term—usually six to twelve months. Some lenders offer initial payment holidays or interest-only payments. To secure a bridge loan, you’ll typically need to finance your new home with the same lender, and you should have at least 20% equity in your current home. However, be cautious—bridge loans come with higher interest rates, and failure to sell your old home could lead to serious financial strain.
Home Equity Options: Another avenue is taking out a home equity loan or setting up a Home Equity Line of Credit (HELOC) on your existing property. These can provide the funds needed for a down payment on your new home, often at more favorable interest rates and with lower closing costs compared to bridge loans. Yet, watch out for potential prepayment penalties.
