Fall Is the Buyer’s Season — Start Now, Be Home by Christmas

The busiest part of the home-buying year is beginning to slow, creating an opening for buyers who are still in the market.

Once the back-to-school rush passes, many families step away from house hunting, especially those who hoped to move before the school year began. According to the National Association of Realtors, both home sales and new listings typically cool as fall arrives.

That means fewer buyers may be competing for the same properties.

For someone still shopping, that can create more breathing room at showings, fewer bidding battles, and a little more leverage when it comes time to make an offer.

Sellers who remain on the market into fall may also be more motivated.

A home that has been listed since spring or summer can leave an owner facing a year-end decision: reduce the price, negotiate with a serious buyer, or take the property off the market and try again later.

Zillow has noted that price reductions and longer shopping times are common during the fall season. By late fall, sellers who have not yet closed a deal may be more open to negotiations than they were earlier in the year.

This year, buyers may have even more room to maneuver.

According to the National Association of Realtors, housing inventory has risen to about 4.5 months of supply. That is still not an oversupplied market, but it gives buyers more choices than they have had in recent years.

HousingWire has also reported that roughly 36% of listings nationwide have had a price cut, while asking prices have softened slightly compared with a year ago. J.P. Morgan expects national home prices to remain close to flat through 2026.

Taken together, those trends suggest the market is calmer than it was during the height of the buying frenzy.

That does not mean every home will be a bargain or every seller will negotiate. Local conditions still matter, and desirable homes can move quickly. But patient buyers may find better opportunities than they did in the spring.

There is also a practical reason to start now.

A home search that begins in August or September leaves time to tour properties, make an offer, complete inspections, secure financing and close before the holidays.

For buyers hoping to be settled by Christmas, fall can be one of the most practical times of the year to make a move.

The crowds are thinner, more sellers are motivated, and buyers may have more time to make careful decisions.

For anyone whose holiday wish list includes a new address, this is the season to begin.
